What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective December 25, 2020 due to rent arrears.

The ruling

The Tenant shall pay the Landlord $3,780.47, which represents the arrears of rent owing up to July 31, 2021 ($3,594.47), and the Landlord's application filing fee ($186.00). The Tenant shall pay $250.00 per month from August 1, 2021 to September 1, 2022 (14 payments), and $280.47 on or before October 1, 2022. The Tenant shall also pay the monthly rent as it comes due on or before the 1st of each month for the period commencing August 1, 2021 to October 1, 2022. If the Tenant fails to make the payments, the Landlord may collect the entire outstanding balance immediately and apply for an order terminating the tenancy and evicting the Tenant.
