What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenant pays $487.34 by 2023-09-30 or $1,366.19 by 2023-10-15 to void the order. If the Tenant does not pay, they must move out by 2023-10-15. The Landlord owes the Tenant $798.62 for the rent deposit and interest, but can deduct $28.89 per day for compensation starting 2023-09-12 until the Tenant moves out.
