What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to substantial rent arrears exceeding $48,000. Tenant 1 attended the hearing and did not dispute the amount, expressing no desire to continue the tenancy. Tenant 2 had previously vacated the unit in October 2025 but remains jointly liable for the debt. The Landlord was awarded possession and the outstanding arrears after accounting for a payment made to the Board.

The ruling

The LTB ordered the termination of the tenancy effective January 23, 2026, due to massive rent arrears. The Tenants are ordered to pay the Landlord $46,759.52, which accounts for arrears to the hearing date and the filing fee, minus a recent payment. If the Tenants do not vacate or pay the full amount to void the order by the deadline, the Landlord may enforce the eviction through the Sheriff.
