What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to unpaid rent arrears. The Tenant failed to attend the hearing despite being properly served. The Landlord provided evidence that a valid N4 notice was served and that the Tenant had not voided the notice by paying the arrears. The ruling

The tenancy is terminated effective December 15, 2025, unless the Tenant voids the order by paying $3,601.52. If the Tenant does not void the order, they are ordered to pay the Landlord $1,920.77 for arrears and filing costs, plus daily compensation of $49.67 until they vacate. The Landlord may enforce the eviction through the Sheriff starting December 16, 2025.
