What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit as of the hearing date.

The ruling

The tenancy is terminated effective October 23, 2021 unless the Tenant pays $8,536 to void the order. The Tenant must pay $5,701.55 in rent arrears and compensation, plus $55.07 per day starting October 13, 2021 until the unit is vacated. The Tenant must also pay the $186 application fee. If the Tenant does not pay the full amount by October 23, 2021, the Landlord may file the order with the Sheriff to enforce the eviction.
