What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to maintain an ordinary state of cleanliness within the rental unit, resulting in an unhealthy and unsafe environment. The rental unit's condition was extremely cluttered, inhibiting the Landlord from accessing the unit for the purpose of fire inspections.

The ruling

The Landlord's application is granted. The tenancy is terminated effective April 13, 2025. The Tenant must pay the Landlord $4,988.25, which includes daily compensation for use of the unit, the application filing fee, and the rent deposit with interest. If the Tenant does not pay the full amount by April 7, 2025, they will owe interest on the outstanding balance.
