What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent for a parking space. The Tenant had been parking his car in the complex parking lot for years without paying the $50 monthly parking fee.
The ruling
The Landlord's application is dismissed. There was no agreement between the parties for the Tenant to pay for a parking space before February 2016, so the Landlord cannot claim arrears for the parking space going back to 2012 or 2015. The notice of termination is invalid.
