What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to prepare the rental unit for pest control and refusal to allow pest control treatments, as well as Tenant's threat to assault Landlord's staff with a sword.

The ruling

The Tenant's refusal to allow pest control treatments constituted substantial interference, but the Tenant's threat to staff was more likely a verbal outburst than a genuine threat to safety. Conditional relief from eviction is granted to allow the parties to resolve the pest control issue.
