The ruling

The tenancy is terminated unless the Tenant voids the order by paying $12,586.00 by January 31, 2023, or $14,011.00 by February 4, 2023. If not voided, the Tenant must vacate by February 4, 2023, and pay $12,051.15 plus $46.85 per day from January 20, 2023, until move-out.
