What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's intention to demolish the rental unit. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective September 21, 2020. The Tenant must move out of the rental unit on or before September 21, 2020. The Tenant shall pay the Landlord $5,458.73, which represents compensation for the use of the unit from March 1, 2020 to September 10, 2020, less the rent deposit and interest the Landlord owes on the rent deposit. If the Tenant still resides in the complex as of the date of this order, the Tenant shall also pay the Landlord $33.47 per day for compensation for the use of the unit from September 11, 2020 to the date the Tenant moves out of the unit. If the Tenant does not pay the Landlord the full amount owing on or before September 21, 2020, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
