What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser requires possession of the rental unit for the purpose of residential occupation. The Landlord also applied for an order requiring the Tenant to pay compensation for damage to the rental unit or residential complex.
The ruling
The Tenant shall pay the Landlord $1,500 for the reasonable costs of repairing the damage or replacing the damaged property, and $175 for the cost of filing the application. If the Tenant does not pay the full amount by March 15, 2021, the Tenant will start to owe simple interest at 2% annually on the outstanding balance.
