What happened
The landlord applied to terminate the tenancy and evict the tenants due to non-payment of rent, damage to the rental unit, illegal acts, safety impairment, and interference with the landlord's reasonable enjoyment. The landlord served the tenants with various notices of termination, but the Board found the notices to be invalid due to lack of details. The only remaining claim was the landlord's damage claim under Section 89 of the Residential Tenancies Act.
The ruling
The landlord's application for non-payment of rent was withdrawn. The tenants were ordered to pay the landlord $8,500 for repairs and $186 for filing fees. If the amount is not paid by October 18, 2021, the tenants will owe interest at 2% annually on the outstanding balance.
