The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant shall make the following payments to the Landlord: $500.00 on the 15th day of each corresponding month from July 15, 2021 to May 15, 2022, and $236.00 on or before July 15, 2022. The Tenant shall also pay the Landlord the rent for the months of July 2021 up to and including July 2022 in full, on or before the first day of each corresponding month. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
