What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The ruling
The tenancy is terminated effective April 3, 2023. The Tenant must vacate the unit by this date. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement. The Tenant owes the Landlord $6,521.91, which includes compensation for use of the unit, unpaid utilities, and the application filing fee, less the rent deposit and interest owed on the deposit. If the full amount is not paid by April 3, 2023, the Tenant will owe 5% annual interest on the outstanding balance.
