What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant committing an illegal act involving the possession of illegal drugs for the purpose of trafficking in the rental unit.

The ruling

The tenancy between the Landlord and the Tenant is terminated, effective February 14, 2022. The Tenant must move out of the rental unit on or before February 14, 2022. The Tenant shall pay the Landlord $2,159.88, which represents compensation for the use of the unit from October 15, 2021 to February 9, 2022, less the rent deposit. The Tenant shall also pay the Landlord $24.66 per day for compensation for the use of the unit from February 10, 2022 to the date the Tenant moves out of the unit, as well as $186.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by February 14, 2022, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
