What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. Jayden Alves and Connor Olni had vacated the unit before the application was filed, so the application was dismissed against them. The Tenant James Eagles did not pay the full rent owed, so the Landlord served a notice of termination.
The ruling
The tenancy is terminated effective July 11, 2021. The Tenant James Eagles is ordered to pay the Landlord $11,116.14, which includes rent arrears up to June 30, 2021 and the Landlord's filing fee, less the rent deposit and interest. The Tenant must also pay $49.32 per day in compensation for use of the unit from July 1, 2021 until the date he vacates. If the Tenant does not pay the full amount by July 11, 2021, he will owe simple interest at 2% annually on the outstanding balance.
