What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant, as well as for an order requiring the Tenants to compensate the Landlord for undue damage.

The ruling

The tenancy between the Landlord and the Tenants is terminated effective May 31, 2021, and the Tenants must move out of the rental unit on or before October 15, 2021. The Tenants are ordered to pay the Landlord $9,812.43 for the reasonable costs of repairing the damage and/or replacing the damaged property, as well as $186.00 for the cost of filing the application. If the Tenants do not pay the full amount owing by October 15, 2021, they will start to owe interest at 2.00% annually on the outstanding balance. If the unit is not vacated by October 15, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
