What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The parties reached an agreement before the hearing.

The ruling

The tenancy between the Landlord and the Tenant is terminated on a non-voidable basis, effective May 31, 2024. The Landlord waives certain rent arrears and the Tenant is to provide vacant possession by May 31, 2024. If the Tenant does not vacate by that date, the Tenant will owe additional rent arrears, interest, and compensation to the Landlord.
