What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and damage to the rental unit. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice) and a Notice to End Tenancy Because the Landlord Wants to Demolish the Rental Unit, Repair it or Convert It to Another Use (N13 Notice). The Tenant did not pay the rent arrears to void the N4 Notice. The Landlord also claimed the Tenant caused undue damage to the rental unit.

The ruling

The tenancy is terminated effective June 27, 2021. The Tenant must pay the Landlord $6,167.10 in rent arrears and compensation, plus $201 in application fees, and $17.56 per day starting June 17, 2021 until the Tenant vacates the unit. If the Tenant pays $7,143 on or before June 27, 2021, the eviction order will be void and the tenancy will continue.
