What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant remained in possession of the rental unit.

The ruling

The tenancy is terminated effective July 18, 2021. The Tenant must pay the Landlord $7,712.54, which includes rent arrears and compensation, less the rent deposit. The Tenant must also pay $35.13 per day for use of the unit starting July 8, 2021 until move-out. If the Tenant pays $9,752.04 on or before July 18, 2021, the eviction order will be void and the tenancy will continue.
