What happened
Landlords applied for orders to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlords served valid N4 and N8 notices, and the Tenant failed to pay the rent arrears or void the notices.
The ruling
The tenancy is terminated effective February 22, 2022. The Tenant must pay the Landlords $20,779.45, which includes rent arrears, compensation, and the application filing fee, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by February 22, 2022, the Tenant will start owing interest, and the Landlords may file the order with the Sheriff to enforce the eviction. The Tenant can void the eviction order by paying $27,000 on or before February 14, 2022 or February 22, 2022.
