What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The parties consented to an order where the Tenants shall pay the Landlord $3,508.00 in rent arrears up to 2020-09-30, including the $175.00 application fee. The Tenants shall also pay the Landlord additional rent and arrears in installments by 2021-02-22. If the Tenants fail to make any payment, the Landlord may apply for termination and eviction without notice.
