What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and damage to the rental unit. The Landlord served valid N4 notice for non-payment of rent, but the N5 notices for damage were found to be invalid.

The ruling

The tenancy is terminated effective August 27, 2021. The Tenant must pay $11,144.53 in rent arrears, $186 in application fees, and $2,900 for damage to the rental unit. If the Tenant does not pay the full amount by August 27, 2021, the Landlord may file the order with the Sheriff to enforce the eviction.
