What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Landlord also applied for an order to evict Tenant for substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The ruling

The tenancy between the Landlord and the Tenant is terminated as of April 5, 2021, the date on which the Tenant vacated the rental unit. The Tenant shall pay to the Landlord $4,946.69, which represents the amount of rent owing and compensation up to April 5, 2021, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay to the Landlord $201.00 for the cost of filing the application. If the Tenant does not pay the Landlord the full amount owing on or before November 15, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
