What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not paid the full rent from December 1, 2019 to June 30, 2020.

The ruling

The tenancy is terminated effective April 30, 2021. The Tenants must pay the Landlord $20,929.83 in rent arrears and application fee, less the rent deposit, by April 30, 2021 to void the eviction order. If the full amount is not paid by the due date, the Landlord may file the order with the Sheriff to enforce the eviction.
