What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to meet a condition specified in a previous order issued by the Board. The previous order provided that the Landlord could apply to the Board under section 78 of the Residential Tenancies Act, 2006 without notice to the Tenant to terminate the tenancy and evict the Tenant if the Tenant did not pay the rent arrears of $1,955.00 by May 31, 2021. The Tenant only paid $575.00 on May 1, 2021, which was a breach of the previous order.

The ruling

The tenancy is terminated effective June 29, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced starting June 30, 2021.
