What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, and the Tenants did not void the notices by paying the arrears.

The ruling

The tenancy is terminated effective January 17, 2022. The Tenants must pay the Landlord $18,285.01, which includes rent arrears, compensation, and the application fee, less the rent deposit and interest owed on the deposit. If the Tenants do not pay the full amount by January 17, 2022, they will owe interest starting January 18, 2022 and the Landlord can file the order with the Sheriff to enforce the eviction.
