What happened

Landlords and Tenants signed an agreement to terminate the tenancy as of January 31, 2021.

The ruling

The tenancy between the Landlords and Tenants is terminated. The Tenants must move out by February 5, 2021. If the unit is not vacated by then, the Landlords may file the order with the Sheriff for eviction after February 6, 2021. However, the eviction cannot be enforced due to Ontario Regulation 13/21 under the Emergency Management and Civil Protection Act.
