What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The parties consented to the following order: The Tenant shall pay the Landlord $2,560.00 which represents the amount of rent arrears owing up to March 31, 2020 and includes the $190.00 cost of filing the application. The Tenant shall pay the Landlord the full amount owing and the additional rent that comes due by specific dates. If the Tenant fails to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The last month's rent deposit and interest thereupon are to apply to May 2020 rent as the tenancy is to terminate on May 31, 2020.
