What happened
Landlord applied to terminate the tenancy and evict the Tenant due to undue damage to the rental unit, substantial interference with the Landlord's reasonable enjoyment, illegal acts, and impairment of safety. The Landlord also sought compensation for the damages.
The ruling
The tenancy was terminated effective July 29, 2020. The Tenant is ordered to pay the Landlord $7,407.15 for the reasonable costs of repairing the damage and replacing the damaged property, as well as $186.00 for the cost of filing the application. If the Tenant does not pay the full amount by June 25, 2021, they will start to owe simple interest at 2.00% annually on the outstanding balance.
