What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant, or a person permitted in the residential complex by the Tenant seriously impairing the safety of others by causing a fire in the rental unit, and wilfully causing undue damage to the premises.

The ruling

The tenancy is terminated effective July 29, 2022. The Tenant must move out by that date. If the unit is not vacated, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must pay the Landlord $2,500 for the cost of replacing the damaged property and $201 for the cost of filing the application, for a total of $2,701. If the Tenant does not pay the full amount by July 29, 2022, the Tenant will owe interest at 2% annually on the outstanding balance starting July 30, 2022.
