What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant has been late in paying the monthly rent 10 out of 12 times over the period of one year.
The ruling
The Tenant shall pay the rent on or before the 1st day of the month in full commencing May 1, 2021 up to and including April 1, 2022. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by April 24, 2021, the Tenant will start to owe simple interest at 2.00% annually on the balance outstanding.
