The ruling
The Tenant shall pay the Landlord $3,613, which represents the rent owing to June 30, 2021 and the Landlord's filing fee. The Tenant shall pay $200 on or before the 15th day of each month, starting in July 2021 and continuing until the full balance has been paid. The Tenant shall also pay the monthly rent on or before the first day of each month starting in July 2021 until all the arrears have been paid. If the Tenant fails to make a payment, the outstanding balance shall become immediately due and owing, and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
