What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices by paying the arrears.

The ruling

The tenancy is terminated effective July 17, 2017. The Tenants must pay the Landlord $1,902.02, which includes rent arrears, compensation, and application fee, less the rent deposit and interest. If the Tenants pay $4,980.35 by July 17, 2017, the eviction order for non-payment will be void, and the tenancy will terminate on July 31, 2017 for persistent late payment.
