What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had filed for bankruptcy prior to the hearing.

The ruling

The Tenant shall pay the Landlord monthly rent owing on or before the first business day of each month commencing October 2021 and continuing thereafter until and including September 2022. If the Tenant fails to make any of the payments, the Landlord may apply under section 78 of the Act, within 30 days of the breach and without notice to the Tenant, for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application on or before October 18, 2021.
