What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's requirement of the rental unit for personal use. The Landlord served a valid N12 notice with 60-days' notice and the Landlord and Landlord's father provided declarations of their intent to occupy the unit for at least one year.
The ruling
The tenancy is terminated effective November 19, 2021. The Tenant must vacate the unit by that date. The Tenant owes the Landlord $6,943.20, which includes rent arrears and compensation for use of the unit after the termination date. If the Tenant does not pay the full amount by November 19, 2021, interest will accrue.
