What happened

Tenant applied for an order determining that Landlord harassed, obstructed, coerced, threatened or interfered with the Tenant and substantially interfered with the reasonable enjoyment of the rental unit or residential complex by the Tenant. The issues included Landlord's interference with Tenant's enjoyment on May 31, 2021, repeated demands for rent despite evidence of payment, and Landlord's continued direct communication with Tenant despite requests for written communication only.

The ruling

The Landlord shall pay the Tenant a rental rebate of 20% for the months of June through September 2021, totaling $964.92, as well as $48 for the cost of filing the application. The Landlord is ordered to refrain from direct in-person communication with the Tenant and to provide at least 24 hours prior written notice for entry to the unit.
