The ruling

The tenancy is terminated effective December 31, 2020. The Tenant must move out by April 10, 2021. The Tenant must pay the Landlord $3,000 for repair costs, $2,501.80 for compensation for use of the unit, and $186 for the application fee. If the Tenant does not pay the full amount by April 10, 2021, the Tenant will owe interest starting April 11, 2021.
