What happened

Landlords applied to terminate the tenancy and evict Tenants due to non-payment of rent, substantial interference with the Landlords' reasonable enjoyment, and illegal acts committed by the Tenants. The Tenants failed to pay rent since November 2020 and provided NSF cheques. The Tenants also failed to provide proof of insurance and transfer utilities into their names as required by the lease.

The ruling

The tenancy is terminated effective January 22, 2022. The Tenants must pay the Landlords $35,000 in rent arrears and compensation, plus $88.77 per day starting January 12, 2022 until they vacate the unit. The Tenants can void the eviction order by paying $40,892.50 on or before January 14, 2022, or $40,892.50 on or before January 22, 2022.
