What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Landlords also applied for an order to terminate the tenancy and evict the Tenants because the Landlords in good faith require possession of the rental unit for the purpose of residential occupation for at least one year.

The ruling

The tenancy was terminated effective February 7, 2022, the date the Tenants vacated the rental unit. The Tenants are ordered to pay $3,697.89 to the Landlords, which includes rent arrears up to the move-out date and the cost of filing the application, minus the rent deposit and interest on the deposit. If the Tenants do not pay the full amount by June 11, 2022, they will start to owe interest at 2.00% annually on the outstanding balance.
