What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. Two of the tenants had vacated the rental unit prior to the hearing date.
The ruling
The Landlord is granted an order for the Tenant to pay $6,486, which includes the rent arrears and application costs, by making monthly payments of $1,425 starting November 1, 2021 and paying the full lawful monthly rent of $1,575 starting October 1, 2021 until the debt is paid in full. If the Tenant fails to make the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
