What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective May 31, 2021. The Tenant must move out by that date and pay the Landlord $13,751.50, which includes compensation for use of the unit, the application fee, and interest if the amount is not paid by April 25, 2021. If the unit is not vacated by May 31, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
