What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and alleged illegal activity in the rental unit. The Landlord served a valid N4 Notice for non-payment of rent and an N6 Notice for alleged illegal activity. The Tenants were in possession of the rental unit at the time of the application.

The ruling

The tenancy was terminated effective February 5, 2022. The Tenants were ordered to pay $7,297 to the Landlord, which includes rent arrears, compensation, and the application filing fee, less the rent deposit and interest owed on the deposit. The Tenants were given the option to void the eviction order by paying the full amount owing by February 5, 2022. The Landlord's application for eviction based on alleged illegal activity was dismissed.
