What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant had given notice to terminate the tenancy effective October 31, 2020, but this was not valid as the lease term was one year. The Tenant is responsible for rent up to December 31, 2020, as the unit was re-rented on January 1, 2021.

The ruling

The Tenant shall pay the Landlord $0 in rent arrears, $50 in NSF cheque charges, and $186 for the cost of filing the application. If the Tenant does not pay the full amount by June 8, 2021, they will owe simple interest at 2% annually on the outstanding balance.
