What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant gave a notice to terminate the tenancy.

The ruling

The tenancy is terminated, and the Tenant must move out by February 2, 2021. The Landlord may file the order with the Sheriff to enforce the eviction after February 3, 2021, but the eviction cannot be enforced due to Ontario Regulation 13/21.
