What happened

Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord also applied for an order requiring Tenants to pay the Landlord's reasonable out-of-pocket expenses that are the result of the Tenants' failure to pay utility costs they were required to pay under the terms of the tenancy agreement.

The ruling

The tenancy is terminated and the Tenants must vacate the rental unit by November 26, 2022. The Tenants shall pay the Landlord $5,523.84 in compensation for use of the unit from June 1, 2022 to September 20, 2022, and $49.32 per day starting September 21, 2022 until the date the Tenants move out. The Tenants shall also pay the Landlord $749.08 for the Landlord's reasonable out-of-pocket expenses due to unpaid utility costs.
