What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective February 28, 2021 unless the Tenant pays $1,602.62 by February 12, 2021 to void the eviction order. The Tenant must also pay $627.52 in arrears and compensation, plus $30.73 per day starting February 2, 2021 until the Tenant vacates. If the Tenant fails to pay rent on time going forward, the Landlord may terminate the tenancy without notice.
