What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlords served a valid N4 Notice, which the Tenants did not void by paying the arrears. The Tenants were still in possession of the rental unit at the time of the hearing.

The ruling

The Tenants are ordered to pay $8,186.00 for arrears up to October 31, 2022, and costs. A payment plan is established with monthly payments of $500 from December 15, 2022, to March 15, 2024, with a final payment of $186.00 on April 15, 2024. The Tenants must also pay current rent on time. If any payment is missed, the Landlords may apply for eviction within 30 days of the breach.
