What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant had not paid rent since December 2021.

The ruling

The tenancy is terminated unless the Tenant pays $10,546 by October 31, 2022 or $11,276 by November 6, 2022 to void the order. If the Tenant does not void the order, they must vacate the unit by November 6, 2022 and pay the Landlord $8,917.21 plus daily compensation.
