What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant because the Tenant gave a notice to terminate the tenancy.
The ruling
The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before April 1, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the Sheriff cannot enforce the order due to Ontario Regulation 13/21 made under the Emergency Management and Civil Protection Act, which prohibits evictions during the regulation's enforcement.
